How we work

From the first message to the keys.

What actually happens between sending us a WhatsApp and moving in, in the order it happens. You can join at any step and leave at any step.

01 / FIRST CONTACT

Send whatever you have

You do not need anything organised. Where the site is, what you want to build, and any drawings, plot papers or photos you already have, including a naksa the municipality has rejected. A photo of the documents is enough to start, and WhatsApp is the fastest way to send it.

You can also walk into the office in Budhanilkantha-8, Hattigaunda, with your plot papers, and someone will look at them with you. Either way you get a straight answer about what the job involves and what it will take, not a sales pitch.

02 / BEFORE ANY PRICE

We look first, then quote

Before quoting, an engineer looks at the site or the drawings and tells you what the job actually involves, including the parts that are cheaper done differently or not worth doing at all. If the plot, the budget and the plan do not fit together, this is where you find out, at the drawing stage rather than at the foundation.

Prices and timelines depend on the site and the scope, so we do not quote before looking. Once we have looked, we quote it straight.

03 / DESIGN

Sketch to municipality-ready drawings

House or commercial design, from the first sketch through to drawings the municipality will actually accept. Those are two different standards, and a design that is beautiful but not approvable costs months. Because we handle naksa pass ourselves, the drawings are made with the approval in mind from the beginning rather than corrected into shape afterwards.

If you already have drawings, we start from those instead. More on design.

04 / NAKSA PASS

We queue at the ward office

The drawings go to the municipality, submitted by us in person. Its engineers check them against the building code and the rules for that plot and write back with corrections. We correct and resubmit through however many rounds it takes, then follow the file until the approval certificate is in your hand. This is the stage owners underestimate, and the reason files sit for months.

We work with Budhanilkantha, Tarkeshwor and Gokarneshwor municipalities regularly, which is usually the difference between one correction round and four. Once the naksa is passed you can carry straight on with us, or take the approved drawings and build with someone else. Naksa pass, stage by stage.

05 / BUILD

Structure, roof, finishing, services

Structure, including basements on commercial buildings. Roofing and finishing. Plumbing, electrical and carpentry by our own trade crews. Work is checked against the approved drawings stage by stage, because a problem caught at the right stage is a correction and the same problem found later is demolition.

The build can take one of three shapes:

  • Turnkey: one contract, one company answerable for design, approval and build.
  • Labour construction: you buy the materials and keep the budget in your hands, we bring the crews and the supervision.
  • Supervision only: someone else is building, and we act as the owner's eyes on the site.
06 / INTERIOR

If you want it finished, not just built

Layout, finishes, lighting and furniture for homes, shops and offices, judged by how the space will really be used and what it should honestly cost. Interior work can follow our build, or stand alone in a house someone else built.

07 / HANDOVER

The keys, and the paperwork that stays with the house

You get the finished building and the approved drawings that go with it. Keep them: the municipality approval stays part of the property's paperwork long after the build, and anyone who buys the house later will ask for it. If you do sell one day, we help with that too.

Tell us which step you're at.

Empty plot, rejected naksa, half-finished build or a finished house that needs interiors. Each of those is a normal starting point for us.
