Most building problems in Kathmandu come from the gap between the people who design, the people who approve and the people who build. When those are three separate parties, every problem at the joins becomes the owner's problem to referee.

Turnkey closes that gap by putting all three inside one company. You deal with one responsible party instead of coordinating an engineer, a contractor and three separate crews, and when something goes wrong there is no argument about whose fault it is.

• Design, from first sketch to municipality-ready drawings.
• Naksa pass, full phase, including every correction round. How that works.
• Structure, including basements on commercial builds.

Residential and commercial. Our deepest experience is in Budhanilkantha, Tarkeshwor and Gokarneshwor, and we take on projects across the Kathmandu valley.

Prices depend on the site and the scope, so we quote after looking at the plot or the drawings, not before. What moves the number:

• How much of the job is ours. Naksa pass alone, design and approval, or the full turnkey job through to interiors.
• Who buys the materials. On a turnkey contract that is us. On labour construction it is you, and our price covers crews and supervision only.
• The building. Residential or commercial, and whether there is a basement.
• How finished you want it. Handed over built, or built and fitted out, and to what standard of finish.
• The site itself. Which is the reason we look first.
